National Portable Storage Association Chooses Self Storage Promotions

HALLANDALE BEACH, FLA. – DECEMBER 15, 2006 – The National Portable Storage Association (NPSA) has chosen Self Storage Promotions, a division of Revelation Media Networks, Inc. as its public relations agency of record.

The NPSA is a nonprofit membership association dedicated to the advancement of the portable storage industry. The NPSA assists members with industry, regulatory and workforce issues, and offers members networking, marketing and legislative support at national, state and local levels.

Largest Self-Storage Facility in the World?

The Big Yellow FZ, a franchise of the Big Yellow Group PLC, plans to build the world’s largest self-storage facility at the International Media Production Zone (iMPZ) in Dubai. The total investment is $15 million. The facility will boast five buildings and offer a whopping 300,000-square-feet of space.

Ryan Cornelius, Chairman, Big Yellow FZ said: “The key ingredient for success in the storage industry is location and service standards. We have secured the ideal location in iMPZ, and we are confident that our service standards will become the regional benchmark.”

The landmark facility will provide round-the-clock storage for both personal and business use. Customers will be able to lease storage space upwards of 1 square mile for any kind of goods. The facility will not only cater to the needs of companies in iMPZ but also the residential community in the zone and the neighbouring developments. Expected to be opened in early 2008, the storage facility is in its final design stages.

Wow, wow, wow and wow. Big Yellow has done it again. Expect to read more about self-storage in international headlines as the world catches on to this opportunity. Big Yellow, for its part, has a great reputation for branding and playing the media. This is good stuff all the way around.

Community Relations Bonanza for Self-Storage

Hundreds of Orange County residents will be a little warmer this winter thanks to winter coats collected by Guardian Self Storage and distributed through Orange County United Way.

Those words are worth their weight in gold for Guardian Self Storage. The community now views the facility as kindhearted, proactive and otherwise good corporate citizens. But this strategy will work any time of year — not just the holiday season. I encourage the self-storage industry to get into the community relations game. It pays off in more ways than one.

Do Something Different in Self-Storage…

…and then let everyone know about it. Read this excerpt from the Sun Herald:
“‘Taking something to a new level’ could be considered a fairly ripe marketing cliche.

But for Albert Tiseo’s new warehouse business, tentatively named DCS Storage, it’s a literal description. The veteran local builder plans something the Charlotte County market hasn’t seen until now — a self-storage facility that goes up rather than out.

Tiseo said he plans four floors of air-conditioned self-storage on a 2.5-acre lot at 19160 Peachland Boulevard in Port Charlotte. He said his building permit allows up to 100,000 square feet of storage on the site.

‘There’s no vertical storage in this market,” said Tiseo, who has owned and operated several construction businesses in Charlotte County since 1980.

Preliminary site clearing is already under way. Tiseo said his first phase, a 17,000 conventional, non-climate-controlled warehouse, should open sometime next summer.”

Multi-story self-storage facilities are not a novelty, but it was for this market. So when Tiseo set out to build it, the local newspaper was interested. What are you doing that’s newsworthy? Let people know about it and get some free publicity by tapping into the power of the media.

Mele Storage Group Sells Storage America for $6.1 Million

Not all self-storage deals are created equal, and that will become apparent as the market tightens in the months ahead. The Mele Storage Group of Marcus & Millichap’s Tampa office proved once again that it has the industry knowledge, skill and experience to serve as a bridge to profitability between buyers and sellers.

“In the fourth quarter, we saw the market for selling self-storage facilities show signs of tightening up,” said Michael Mele, a senior investment associate and principal of The Mele Storage Group. “Storage America made a wise decision to exit and gain the highest possible value for its facility now, and the buyer made a wise investment that should continue to appreciate in a declining market.”

Despite several tough obstacles, Mele closed the sale of Storage America in Waterbury, Conn. to Manley Storage Partners of Pennsylvania in November. The 646-unit self-storage facility offered 85,650 net rentable square feet, a few risks and plenty of upside. Mele took a partnering approach to close this interesting transaction.

Simply Self Storage Secures Another $100M in Equity

OB Companies/Simply Self Storage, a diversified real estate developer that recently acquired a 48-property portfolio from EZ Storage, secured another $100 million of equity from an unnamed source. The company says this equity, along with good terms on debt financing, should allow it to purchase another $600 million in storage properties in 2007.

The bigs just keep getting bigger, don’t they? This announcement just proves that there is plenty of money chasing deals. The question is this: are there enough deals to chase? The average self-storage facility sells for less than $10 million. That means Simply is planning on purchasing lots of new facilities next year. It will be interesting to see if the supply of Class-A facilities keeps up with demand, though with roughly two facilities breaking ground every day somewhere, it appears that there is room for investment in facilities that are not even yet completed.

Disputed Self-Storage Project on Hold

Rob Ham has been trying to build his self-storage facility for the past six years. But he keeps butting heads with environmentalists who don’t want him there. This is one of those drawn out battles that’s just not good for the industry because environmentalists can shed negative light on us.

In these cases, it’s critical to have strong community and media relations to overcome any stigma environmentalists may in advertantly put on self-storage. We need to erase the perception that it’s about self-storage and make sure people know it’s about building in general, when that’s the case. A little community relations goes a long way in situations like this.

“Stuff Boom” Fuels Self-Storage Growth

“Some people can’t part with what they’ve collected, and are helping to fuel a boom in the self-storage industry in Pennsylvania and across the country,” reports the Pittsburgh Tribune-Review.

The article goes on to describe a “stuff boom.” You gotta love this stuff and interviews psychologists on the matter. Where do you think the reporter got the idea for this story? With the proper media savvy, it could be your facility that’s featured in one of these articles. You’ve got to know how to approach the press, what to say, and how to get into their sweet spot, first. But there’s no reason why self-storage shouldn’t see plenty more mainstream press.

Self-Storage Headlines Businesweek

Real estate investment trust Sovran Self Storage Inc. said Tuesday it has filed a shelf registration statement with the Securities and Exchange Commission, and said it is selling 2 million share in a public offering, according to the Associated Press.

Yes, the Associated Press, and it was reprinted in BusinessWeek. You gotta love to see this! Of course, the big REITs are hogging most of the publicity. But it doesn’t have to be that way. You’ve probably got a good story to tell your local paper, too. Are you telling it?
